Warman roofing

When a Warman roof is past repair, a replacement done properly should last you decades. Dominated by recent subdivision construction. The post-2011 boom left a huge inventory of homes 5-15 years old, so the first wave of builder-shingle replacements and storm-damage claims is arriving now. Little true heritage stock.

We install complete GAF systems, with the GAF Timberline HDZ shingle as our workhorse. It comes in a strong range of colours and carries excellent wind and impact ratings for prairie weather, which matters here. Squarely in the path of the August 2025 storm - the warned cell was tracked toward 'Martensville, Warman, and Hague' with very large hail and 100+ km/h winds. Golf-ball to baseball hail, 120 km/h plow winds, a possible nearby tornado. Prairie snow drift, freeze-thaw, and the 1.5 kPa regional ground-snow load all apply. A typical 2,000 square foot replacement runs $7,000-$10,000, depending on slope, the number of facets, and the product you choose.

Replacement day in Warman looks like this. We load your materials onto the roof a day or two ahead and park the dump trailer on the driveway so old shingles drop straight into the bin. The crew arrives at 7am, sets up tarps and dropsheets to catch every nail and offcut, and strips the roof to the deck. We inspect the plywood for rotten boards, replace what needs it, then rebuild: drip edge, ice and water shield at the eaves, full underlayment, shingles, and ridge venting. Most homes are done in a single day.

The roofs that actually last get the boring parts right: sealed flashing, ice and water membrane where ice dams form, and ventilation that lets heat and moisture escape so the shingles do not cook from underneath. That is the difference between a 12-year roof and a 30-year roof. And if the cost is a wall, financing through Financeit can spread it into manageable payments.

Why does it matter that a roofer actually knows Warman? Established 1904 where two rail lines crossed - first nicknamed 'Diamond' for the track layout, then renamed for railway journalist Cy Warman. The original Main Street was rebuilt after fires in 1908 and 1910. Warman counted 4,313 private dwellings at the 2021 census with 4,162 of them occupied, and the city went from 7,084 people in 2011 to 12,419 in 2021. Almost none of what stands here is old, because the 1908 fire and the 1910 tornado took most of the original village and the place had dropped back to hamlet status by 1927. What that leaves is a housing stock clustered into a few recent build waves rather than spread across a century. Knowing the age of the housing and the way storms track across this part of Saskatchewan is what tells us how to spec your roof. We reach Warman 20 km north of Saskatoon, via Hwy 11 (Louis Riel Trail) and Hwy 305.

Local replacement picture

When a Warman roof is due for replacement

Warman was the fastest growing municipality in Saskatchewan at the 2021 census, up 12.7% in five years to 12,419 people. Of its 4,313 private dwellings, 4,162 are occupied, and a very large share of them went up inside the last two decades. Streets built in one window come due in one window, which is why we get called to several replacements on the same block in the same season.

If your neighbours are re-roofing and yours is the same age, it is worth having someone actually look at it rather than waiting for the leak. Warman is not finished growing. It was the fastest growing municipality in Canada between 2011 and 2016 and still the fastest growing in Saskatchewan at the 2021 census, and in 2025 the SJHL approved a new franchise here, the Warman Wolverines.

Towns on that trajectory keep adding streets, and the streets that went up first are now the ones reaching the end of their first roof. If your house was part of the wave that took the population past 7,000 by 2011, it is at that point now.

HAAG

We are HAAG Certified, so storm damage gets inspected the way an adjuster inspects it, and cosmetic marks get told apart from bruising that shortens a roof’s life.

Financeit

Our financing runs through Financeit, so a roof can be spread over monthly payments instead of paid all at once.
