Warman had 659 people in 1961, reincorporated as a village the following year and as a town four years after that. The houses from that first commuter wave are the ones now well past their first shingle cycle, and worn asphalt gets brittle and cracks fast in the cold.
Storm and wind damage
Warman has been flattened by weather before: a fire in 1908 and a tornado in 1910 wiped out most of the village, including nearly all of Main Street, and the town rebuilt along Central Street instead. Wind still lifts and creases shingles and strips ridge caps, and hail bruises the mat under the granules where you cannot see it from the ground.
Attic ventilation in fast-built subdivisions
Warman went from 7,084 people in 2011 to 12,419 in 2021, and a lot of that housing went up quickly. A poorly vented attic traps moisture that rots the deck from below in winter and bakes the shingles in summer. Getting the venting right is half of why a roof lasts.
Eavestrough and drainage problems
Warman packs 4,162 occupied dwellings into 13.1 square kilometres, a density of 948 people per square kilometre, and the newest of those subdivisions sit on flat ground with young landscaping and little natural drainage. What the trough does not carry ends up against the wall. Blocked or undersized eavestroughs overflow, feed ice dams in winter, and dump water against the foundation during spring melt.

Established 1904 where two rail lines crossed - first nicknamed 'Diamond' for the track layout, then renamed for railway journalist Cy Warman. The original Main Street was rebuilt after fires in 1908 and 1910. Today Warman is home to about 12,419 people. Bedroom community of Saskatoon, commuter-driven, surrounded by farmland. The heritage railway station (1907-1942), now a community centre.

It is the newest city in the province, incorporated on 27 October 2012, and the 2021 census recorded 4,162 occupied private dwellings, which is a large share of housing built inside one generation.

After the railway went through, settlers came in on the promise of a quarter section of farmland for ten dollars, and the village that went up had a school, churches, a bank, two hotels, a newspaper, a blacksmith, a shoe repair shop, general stores and wooden pavements. It did not last: the 1908 fire and the 1910 tornado, then the losses of the First World War, dropped Warman back to unincorporated hamlet status by 1927. Almost nothing of that first build survives, which is why Warman reads as a much newer place than its 1904 founding suggests.
